Escrow or Closing Services:

Escrow is a legal arrangement in which an asset, in this case a deed to real property, is deposited for safekeeping in the trustof a neutral third party (escrow/closing agent) pending satisfaction of contractual contingency or condition. Once the condition has been met, the escrow agent will deliver the asset as instructed by the contract.

Although the description of Escrow sounds simple, an Escrow Agent must oversee many details in order to deliver a smooth closing.

Title Insurance

The two most widely used title insurance products are, an Owner’s Policy and a Loan Policy.  An Owner’s Policy insures a new Buyer for record title matters and against, among other items, forgery/fraud, defective deeds, errors in public records.  The Owner’s Policy remains a valid policy for the insured and their heirs and assigns.  A Loan Policy insures an entity, usually a bank/ or lending institution or a private party, making a loan against a parcel of land.  In most cases the Loan Policy will be a higher degree of coverage than that of an Owner’s Policy.  The Loan Policy remains an active policy until the debt of the loan is paid off. 

All policies issued are based on a percentage charge of the value to be insured, discounts can apply.

Escrow Collections:

A Collection Escrow is a tool for escrow agents to service a contract between two parties on a long-term basis.  As an escrow agent, we hold the contract and effect satisfaction at the time the collection is fully paid. No further follow-up is required by the parties. During the term of the collection escrow, we accept payments, calculate principal and interest, disburse payments, and report interest paid and received.
